Why surface appearance is incomplete
A roof surface can look serviceable while underlying materials have moisture concerns. Conversely, a visible interior stain does not identify the full affected area. Investigation can help define the scope when repeated leaks or a planned recover makes concealed conditions important.
Match the method to the question
Providers may propose visual review, moisture scanning or selective sample cuts depending on the assembly and objective. Ask what each method can establish, what its limitations are and whether confirmation testing is included. No single method should be treated as an unlimited guarantee.
Authorize invasive work clearly
If sample cuts or other openings are proposed, agree on locations, restoration, warranty coordination and documentation. Building access and weather conditions also matter. The owner should understand what is being authorized before testing changes the roof.
Use the findings in the scope
Ask for a roof plan showing findings and recommended treatment areas. Clarify how those findings affect retention, removal, coatings or replacement. Keep the report with the estimate so bids do not silently rely on different assumptions about moisture.
