Start with the existing roof assembly
Replacement planning should identify the roof layers, attachment, deck condition and moisture concerns. Roof age is useful background, but it is not the whole decision. An owner needs to know which components can remain, what must be removed and how concealed damage will be priced if discovered during work.
Compare a complete assembly
Membrane type is only one line in a replacement proposal. Compare insulation, cover board, attachment, perimeter details, drainage and flashing at rooftop equipment. Two estimates using the same membrane can describe very different roof assemblies. Ask each bidder to explain the proposed system and exclusions using the same building information.
Keep an occupied building in the plan
Discuss material staging, parking, loading docks, noise, equipment access and tenant notices before setting a schedule. Weather protection and daily work limits should be part of the contractor’s plan. A warehouse, medical office and restaurant may need different coordination even when their roof areas are similar.
Request a written replacement scope
Provide the property ZIP code, approximate roof area, known system, recent repairs and preferred project window. Ask about tear-off versus recover options, permit responsibilities, disposal, unit pricing for deck repairs and both workmanship and manufacturer warranty terms. Review and approve the written agreement before work begins.
Questions before you book
Does replacement always mean removing every layer?
Not always. A recover may be feasible for some assemblies, while moisture, existing layers or other requirements can make tear-off necessary. The building must be evaluated before choosing a recover.
Can the business remain open?
Often that is a project goal, but the work method, building use and safety plan determine what is practical. Confirm operational limits before signing.
