How long does commercial roof replacement take?

The installation window is only one part of the schedule. Separate assessment and quoting, approvals and material delivery, on-site work, then final review. Repairs and coatings have different preparation and cure requirements.

Why square footage is only a starting point

Roof area matters, but access, existing layers, insulation, deck condition and detailing can change the scope substantially. A simple open roof and a roof crowded with equipment may require very different labor and coordination. Treat an online number as a planning prompt, not a property-specific quote.

Separate known work from allowances

Ask which costs are fixed and which depend on concealed conditions. Deck repairs, wet insulation and unexpected removal should have a documented pricing and approval method. A low initial total with broad exclusions can be difficult to compare with a more complete proposal.

Compare equivalent assemblies

List the membrane, insulation, cover board if proposed, attachment, flashing, drainage changes and warranty terms from each bid. Include disposal, permits where applicable and operational restrictions. Differences in those items can explain price gaps more clearly than a price-per-square-foot comparison.
