Define the same project for every bidder

Check the assembly and details
Look for removal or recover method, deck preparation, insulation, membrane, attachment, edge metal, flashing and drainage work. Ask about rooftop equipment coordination and any existing components to remain. Request clarification wherever the proposal relies on a general phrase such as complete roof.
Check costs and responsibilities
Review exclusions, allowances, unit pricing for concealed damage, payment milestones and who obtains any required permits. Confirm disposal, cleanup, access and daily weather protection. Document how changes are approved rather than assuming verbal discussions will control the project.
Verify the provider and warranty
Verify appropriate credentials and insurance directly, and confirm the entity signing the agreement. Obtain workmanship and manufacturer warranty terms, including maintenance and claim procedures. Keep the final scope and all approved changes with the building’s roof records.
