Use a complete written scope
A roof replacement proposal should identify the roof area, materials and work method. Ask whether removal, underlayment, flashing, ventilation, disposal and site protection are included. A shingle brand and total price alone leave too many questions unanswered.
Plan for concealed decking conditions
Deck damage may become clearer after removal. Ask for unit prices and an approval process before work starts. Photos and documented quantities make a change order easier to evaluate than a vague additional charge.
Coordinate the property
Tell us about driveway access, landscaping, pets, parking and any sensitive equipment. Discuss delivery, debris handling and cleanup expectations. Weather and material availability can affect the schedule, so confirm timing directly with the installer.
Keep the final documentation
Save the agreement, product information, warranty documents and final invoice. Confirm whether registration or maintenance steps are required. Workmanship coverage and manufacturer coverage should be understood separately, including who to contact if a problem appears.

Should every low estimate be rejected?
No. Compare equivalent scopes and clarify the specifications. A lower total may reflect a different scope, while a higher total does not itself prove better work.
